There are three goals of a mold inspection:
- Find the source of water which created the environment for the mold to grow.
- Discover if and where mold is growing in your home.
- Determine the types and concentrations of molds present.
Where are Mold Spores?
Mold spores are simply part of our environment and we have been living with them forever. Whether we are aware of it or not, mold spores are part of our everyday life. Mold spores are in our yards, vehicles, workplaces, and our homes. However, given moisture, a food source, and a tolerable temperature, mold spores will germinate and begin to grow and spread becoming the destructive force and health hazard we wish to avoid.
In most cases of mold growth, the presence of moisture is the missing ingredient. Plumbing leaks, flooding, and roof leaks are the most common sources we experience.
How Fast Can Mold Spread?
Mold growth can occur quickly given the optimal temperature and humidity. It can only take mold 24 to 48 hrs. to germinate and begin to grow. Typically, mold spores begin to colonize in 3 to 12 days releasing additional spores. Once created, mold spores are carried on the air currents in our home to other areas. In addition, it is the mold spores we inhale that can cause physical reactions in our health.
If you have a moisture releasing event in your home, it is critical to dry all affected areas in the first 48 – 72 hr window. Unfortunately, as homeowners, we are not always aware of the issues until mold growth develops to the point of being visible.
Another item to consider, growing mold can be hidden in walls and ceiling cavities making it difficult to locate. Using approved tools, we can sample the air in your walls and ceiling cavities and have it tested for the presence of mold.

Molds are organisms which are part of the fungi kingdom. Unlike, plants which use chlorophyll in the photosynthesis cycle to produce energy and molecules for growth, molds digests the material they are growing on to survive. Prolonged exposure to sunlight actual begins to kill molds.

Water Is Not Your Friend!
For mold to develop in your home, there needs to be a source of oxygen, organic material and most of all there needs to be a source of MOISTURE. Mold problems cannot develop in your home unless there is a moisture source.
Common sources of high moisture or water intrusion areas in your home:
- Plumbing leaks
- Leaking Roof Shingles
- Moisture intrusion around doors and windows
- High humidity when Air Conditions are turned off for extended periods.
- Overflowing Gutters can leak into soffits and walls.
- Improper grading, where mulch or soil covers the junction of the exterior siding and foundation wall.
- Crawlspaces without a vapor barrier, improper grading, and nonfunctional gutters and downspouts.
Can I Smell Mold? Sometimes!
Mold growth is not always visible, which can present a problem in discovery. However, significant amounts of growing mold whether hidden behind walls, under floors or building materials has a strong telling musty odor. Molds give off gases call Microbial Volatile Organic Compounds (mVOCs) which can be picked up by our olfactory senses (nose).
MVOCs can also cause symptoms in occupants, including headaches, nausea, dizziness, fatigue and increased allergy and asthma symptoms. If anyone living in the home is experiencing any of these symptoms in combination with a musty odor in your building, it’s very possible that you have a hidden mold problem that needs to be investigated during a mold inspection.
